 Webster's Dictionary defines "staging"
as, to plan and carry out. When you apply this term to selling your home, staging
your home to sell simply means that you create and carry out a plan to help your home
look its best, and sell for the most amount of money possible.

Although it may be a hard concept to grasp at
first, the reality is that preparing your home to sell is far different from the way we
actually live in our homes. When you decide to sell your home, your home becomes a
marketable item. It has competition and will be compared to other similar homes on
the market. That's a fact.
Let's face it, most of us really don't take a
critical look at our homes on a day-to-day basis. This is because we become
comfortable in our surroundings. There is absolutely nothing wrong with this, but
when it comes to selling your home, we need to make sure your home is as attractive as it
can be to home Buyers. In other words, we need to consider what Buyers see when they
visit your home. Your home needs to be ready to compete with other similar homes on
the market and have that "wow factor".
Buying a home is largely an emotional decision.
Home Buyers get a "feeling" when they see a home. They either like
it or they don't. Although these "feelings" differ from person to person,
most everyone agrees that a clean, uncluttered home that is nicely decorated is a lot
easier to look at than a messy home that is filled with distractions. Home
staging/decorating helps your home be the best it can be.
Here's another fact. A new home that is
empty doesn't show as well as one that has been decorated. That's why builders set
up model homes that are furnished and decorated. This is also why privately owned
homes are staged to sell. Builders and smart homeowners know that it's easier for
home Buyers to relate to homes with nice furnishings and decor.

THINGS TO CONSIDER
Furnishings
- Your favorite chair may be that recliner that you've had for years. Although you
may love your chair, when you are getting your home ready to sell you may have to take a
second look at that chair to consider if it is enhancing your room or detracting from the
room's features. If temporarily removing your chair as part of a home staging plan
will help you sell your home quicker and for more money, wouldn't you consider temporarily
retiring it?
Interior Paint
- Most folks don't really notice the paint on their walls. The truth is, like most
other things in your home, paint does age over time. If you take a close look you
may find that your paint may need to be freshened up a bit. Most homeowners don't
like to paint, but paint is a low cost and effective way to improve your home.
Light Fixtures
- What about light fixtures and ceiling fans? If they work they're fine, right?
Well, this may not necessarily be true. If your light fixtures and/or ceiling
fans are dated or are otherwise not really doing anything for your home, you might want to
take a second look and consider replacing them. Fresh light fixtures and/or ceiling
fans can make a big impact on the look of your home. Replacing your dated light
fixtures is a relatively inexpensive way to update your home to sell. This includes
exterior light fixtures too!
